Affordable Multi-Family Housing
The Generations Place project, developed in partnership with Island Roots Housing, is a new construction initiative in Langley on Whidbey Island, providing 14 units of family housing. Designed for multigenerational households at 60%-80% of the area median income, the project features a mix of two-bedroom and three-bedroom apartments. These apartments are arranged around courtyards in three separate two-story, wood-frame buildings, with exterior sitework included to enhance the community.

GenCap was chosen as the GC-CM for Island Roots Housing's workforce housing project in Langley Washington. They have exceeded our expectations throughout what became an extended predevelopment period due to land use challenges from neighborhood opposition. GenCap's engagement with the project team has been consistent and extremely responsive throughout this process. They have provided valuable constructability and product recommendations to the owner and architect throughout design development. Their cost projection modeling has proven to be right on target and their design conflict identification and resolution process is outstanding. Because they take a team approach to predevelopment, although we have a primary contact person, there are several GenCap staff members who are engaged and bring their particular expertise to the project. They are a fun group to work with, and they have my highest recommendation.
